Under the direct supervision of the Facilities Services Building Superintendent (Custodial Shift Supervisor or supervision of a Manager in a higher classification), individual shall be responsible for the performance of Handyperson & Custodial duties and operations in the College’s residential buildings and grounds in accordance with established industry standards, work detail(s) and instructions.

Position Summary Information

Essential Duties Summary

1. The Handyperson duties and responsibilities include, but are not limited to the following repair functions:
a. Clear clogged sinks, toilet and bathtubs using Hand Auger, mechanical drain machine (snake) and plunger.
b. Replace washers and faucet spindle.
c. Replace leaking drain pipes.
d. Replace leaking speedy connectors.
e. Performs lighting maintenance.
f. Replace outlets and light switches.
g. Minor painting (Masking and cover; Scraping; Sanding; Caulking; Patching; Priming; First coating and finish coat.
h. Regular moving of heavy ladders and other equipment/tools or materials.

2. Collect, transport and dispose of all trash and recyclables from apartment, rooms, suites, lounges and common areas.

3. Clean restrooms including floors, walls, tiles, ceiling, doors, vents, fixtures, mirrors, etc. Replenish restroom supplies. Dispose of trash.

4. Clean and maintain (dust, vacuum, sweep, wet mop, wax, polish) apartments, student rooms, suites, lounges, kitchens, bathrooms, hallways, stairways, lounges, dining areas, storage areas, lobby and entrances (as per specified work detail). Certain areas in building may require special procedures which will be outlined by the immediate supervisor.

5. Maintain floors and carpeted areas on a regular basis including, sweeping, mopping, stripping and waxing.

6. Move and transport (both inside the building and from spaces on campus to building) custodial supplies, furniture, equipment, materials, boxes, machine parts, tools, etc. as directed.
7. Move and arrange furniture, equipment and supplies as required.

8. Perform necessary cleaning and set up of residential apartments, rooms and suites during the academic year and in preparation for summer months to insure that residential rooms are ready when occupants arrive and leave. Coordinate work between arriving groups so that all rooms will be cleaned and ready for Fall students.

9. During snow events, shovel snow or use a snow blower to clear and clean walk ways, paths, sidewalks, building entrances and steps. Apply snow melt to same areas as directed.

10. Comply with the rules, regulations and policies of the College, the policies and procedures of Facilities Services, and all applicable city, state and federal safety regulations.

11. Perform related duties as assigned.

Knowledge, Skills, and Abilities

Expected to operate in a professional and proficient manner mechanical drain machine, hand drill, hand tools (wrenches, pliers, hammer, paint brushes, ladder, etc.), Floor stripper and polisher; extractor; water vacuum; vacuum cleaner; cleaning solutions and chemicals.

Most work is performed inside; some work on building exterior may be required as well as traveling to various College locations both on and off campus.

Handyperson during his/her shift may interact directly with other Facilities Services staff and College members including Trades, HVAC, Custodians, Public Safety Officers and College staff members. A pleasant relationship that is supportive of the Facilities Services mission is essential.

Required Qualification Summary

1. Ability to read, write English and follow oral and written instructions
2. Able to bend, stoop, push, pull, lift and carry objects up to 50 lbs.; requires average physical strength.
3. Must be able to climb stairs.
4. Experienced as a Handyperson with light Plumbing, light Electrical, light painting and residential repair work.
5. General knowledge of cleaning terms and safety procedures related to handling of cleaning chemicals, supplies and equipment.
6. Experience in use of mechanical equipment is required.
7. Experience in cleaning or custodial work is helpful but may not always be required.
8. Should be well organized and able to prioritize work. A Team Player with strong customer service Skills.
9. Must be able to remain calm during stressful conditions (College Events, Opening, Closing, Commencement, Building Emergencies, etc.).
10. Facilities Services Handyperson work in private apartments and student residences and therefore must be able to respect privacy and confidentiality of occupants.

Preferred Qualification Summary

• Experience in use of mechanical cleaning equipment is required.
• Experience in cleaning or custodian work is helpful but may not always be required.
• Experience operating in a professional and proficient manner various equipment and tools including, but not limited to: floor stripper and polisher; carpet extractor; water vacuum; vacuum cleaner; cleaning solutions and chemicals.

• Most work is performed inside; some work on campus or building exterior may be require as well as traveling to various locations, both on and off campus.

Physical Demands Summary

• Ability to read and write English and follow oral and written instructions.

Salary Range $25.43/hr regular rate - $20.34/hr probationary rate
